What is Kumo Living and where is it?
Kumo Living is a four-story building with 27 pre-construction condos for sale in the upper part of Cumbres de Mita, a gated residential community in Corral del Risco, Punta Mita (Punta de Mita), Nayarit, on Mexico's Riviera Nayarit. It is developed by CAM Grupo and sold by Century 21 CAM Grupo.
How much do the condos cost?
Phase 1 pre-construction list prices range from $3,142,125 MXN (Hoko, 63 m² / 678 sq ft) to $7,134,750 MXN (Seki PH, 152 m² / 1,636 sq ft), roughly US$170,000 to US$386,000 at 18.5 pesos per dollar. Prices are set in Mexican pesos and may change without notice. As of October 7, 2026, 19 condos are available, 1 is reserved and 7 are sold.

Six floor plans: Hoko, a 1-bedroom, 1-bath loft (63 m² / 678 sq ft); Sora, 2 bedrooms and 2 baths (77.38 m² / 833 sq ft); Haru, 2 bedrooms and 2 baths (84.14 m² / 906 sq ft, sold out); Kaibō, 3 bedrooms and 2 baths (102 m² / 1,098 sq ft); Nami, 3 bedrooms and 2 baths on the ground floor (152 m² / 1,636 sq ft, incl. 50 m² garden); and Seki PH, a 3-bedroom, 2-bath penthouse (152 m² / 1,636 sq ft, incl. 60 m² terrace).
What is the payment plan?
Direct, interest-free developer financing for up to 48 months. The down payment can be paid at once or spread over up to 12 months. A 30%, 50% or 70% down payment earns a 3%, 5% or 7% discount off the list price. The current plan is confirmed by a sales advisor.
When will the building be completed?
Completion is scheduled for October 2030.
What views do the condos have?
It depends on the floor plan. Kaibō and Seki PH have ocean views; Nami, on the ground floor with a garden, is ocean-facing; Hoko and Sora have mountain views, and Haru, now sold out, has ocean and mountain views. The availability table shows the view of every unit.
What amenities does the building have?
More than 1,000 m² (10,700+ sq ft) of shared spaces: an infinity pool with a kids' area and sun loungers, a rooftop and roof garden, a fire pit, outdoor lounges, a culinary zone, coworking, a cinema, a game room, a play room, a grill zone, a lookout with hammocks, outdoor games, a lobby with reception, CCTV, two elevators and parking.
Does Kumo have a gym?
The building does not have its own gym. The gym is a Cumbres de Mita community amenity, planned for the community clubhouse. As a Kumo resident you have access to the Cumbres de Mita amenities, including the gym.
How close is the beach?
From the Cumbres de Mita entrance on Highway 200, Playa Punta Negra is about 500 m away in a straight line. Also in a straight line: La Lancha beach, 2.2 km; Litibú, 2.3 km; Punta de Mita town, 2.5 km; Punta Mita Resort, 3.2–4.3 km; Sayulita, 11 km; Bucerías, 17 km; and Puerto Vallarta airport (PVR), 28 km. Distances by road are longer.
Can foreigners buy property in Punta Mita? How does the fideicomiso work?
Yes. Punta Mita is within Mexico's restricted zone (within 50 km of the coast), where foreign buyers hold residential property through a fideicomiso, a bank trust: a Mexican bank acts as trustee and the buyer is the beneficiary, with the right to use, rent, sell and pass on the property. The trust lasts up to 50 years, is renewable, and is set up before a Mexican notary public with a permit from the Ministry of Foreign Affairs (SRE). A sales advisor can walk you through the process and its costs.
How do I reserve a condo?
Choose your unit on the building chart or in the availability table and contact us on WhatsApp (+52 33 2839 0699), by phone (+52 322 195 7120) or through the form. A Century 21 CAM Grupo advisor will confirm the unit is still available, the reservation amount and terms, and guide you through the contract.
Can I visit the development?
Yes. Book a visit and an advisor will arrange a tour of Cumbres de Mita with you. The CAM Grupo office is in Puerto Vallarta and is open Monday to Friday from 9:00 a.m. to 6:00 p.m. and Saturday from 9:00 a.m. to 12:00 p.m.
Is air conditioning included?
No. Each condo is delivered with the space and pre-installation ready for it.
Who is the developer?
CAM Grupo, a developer in Riviera Nayarit since 2020 with a 25+ year family track record. Its projects include Del Lago Residencial in Bucerías; Cumbres de Mita and Nahya Residences in Punta de Mita; and Torre Marsai, already delivered. Sales are handled by Century 21 CAM Grupo.
